Does anyone know where to find some private investors?

    There are a lot of ways to get private investors. Start with your rich family and friends!

    You could call mortgage brokers, they sometimes have private investor contacts. Might be difficult to get access to them unless you are doing other business with the broker. I found some brokers with private investors while trying to finance a deal, offering the broker the mortgage and asking them to help with private money partners.

    The deal never went through though, and outside of that I too have been having a hard time locating investors.

    I have been told that there are a lot of people out there with money, and just asking people you know if they "know anyone who would like to earn a 10-12% return on their money, of course secured by real estate" can work wonders. Haven't actually tried that myself yet.

    I'm in the process of doing the same thing. Try putting together a mailer to CPA's, Doctors, Lawyers, Financial Planners, and whomever else you think has money that may be willing to invest.

    Also, put together a presentaion kit, to give the investor an idea of what and how you plan to do this (and how is their investment secure)
