Preforeclosure Question

Hi,

I'm a new investor in Maryland targeting pre-foreclosures. I visited the courthouse on Friday to look up the Notice of Defaults and Lis Pendis and divorced cases.
I asked for a list of the people that have Notice of Defaults and Lis Pendis, and they told me they didn't have those lists. I could only request cases if I mentioned specific people. For divorced people, I found the list of divorce filings, but couldn't make it into a list for contact info (address, phone, etc.)
I know there's a list of NOD at the courthouse, but I'm not sure how to ask for it. Can anyone help me out?

    HI,
    You have just found out the reason that many investors in the foreclosure market and preforclosure market have to pay close to 100 per month for up to date lists. The info you want is right there- but you have to go thur the dockets and thur the filings yourself. Just hope what you need is on a computer or on mirco fiche else gonna take some time to learn how to get the info you want.

    hi john, in louisiana and idaho the notice of defaults are mixed in with all other public filings..it doesnt matter whether its a judicial or non-judicial..they listings are piled in by when they are recorded..i simply asked for the code book and photo copied it..now i have a list of abreviations to coincide with the listing whether it be bankruptcy, lis penden, mechanics etc..the more time at the recorders the easier it gets..also, in some parishes and counties attorneys that handle alot of pre-forclosures will receive a publication based on these singled out recordings..they are expensive but well worth it..try calling some real estate attorneys and work something out..good luck..

    oops, I just made this a separate post...

    One of the counties I look for foreclosures told me the same story. They have totally obsolete systems. I contacted one of the larger title companies in the county and they send me the info. on a monthly basis. Talk to lots of title companies.

    Also, I've found a couple good web sites (for free) by typing "trustee sales" or something like that and they show auction dates and addresses (they specifically relate to oregon). I just send letters out to the folks...If I get a response, the research begins...

    Thanks for your suggestions.

    I will definitely contact all the title companies and real estate attorneys in my county. Also, I'll look into the code book stuff.

    Anyone else have any suggestions?
