Preforeclosure???-Please Respond Again.
I am unable to locate my question or any responses. Please respond again.
My partner and I have formed an LLC and have just sold our first house. We are interested in preforeclosures but have been cautioned by our attorney about quit claim deeds, however he was not specific about his concerns. We would also like to know how to ensure a clear title from the time the search is done until we formally take possession of the house.
How do we protect ourselves. We are in Pennsylvania. Thank you.

Have your (new) lawyer or title company run another title search ....
....and OFCOURSE ...YOU will have title insurance?...RIGHT!
