Preforclosure Lists

I am really having a hard time finding lists. Any suggestions out there? I am in Central Texas.

    Are you looking for free site, because I have not found any. You can try www.realtytrac.com or foreclosurefreesearch.com although, they are kind of generic for $20/month. You should either go to your courthouse or get a detailed paid subsciption that will cost you $100+

    Try contacting your local county clerk's office. Ask them where they publish the foreclosure listings. There's usually a foreclosure listing section in your local legal newspaper. Hope that helped.

    Thanks for all the help. I have tried the county clerk's office and they sent me to the recorder's office and they didn't know what I was talking about. I will keep trying though.

    Before you sign up with a company that offers foreclosure reports in your area you should really find out a couple things about that company.

    For instance:

    1. How accurate is the data?

    2. Who is collecting the data for them or how are they acquiring it?

    3. Do they offer a trial membership and can you cancel at anytime?

    4. What format(s) can I download it in? i.e. .pdf, .csv, or search the web regularly for listing info.

    5. Do they have a phone number to talk to someone "live"?

    FYI www.roddyreport.com is the report service Central and North Texas.

    I do not have an affiliation with that company but I can recognize a good service company when I see one and they are definitely one of them.

    Hi Kelly:

    There is no such thing as a "pre" foreclosure list and I think ALL of the so-called foreclosure list web sites are pretty lame.

    The courthouse may be your best bet if all you are interested in is the public notices. I don't like to do that because every investor or wanna be investor AND their dogs, are calling and mailing these poor homeowners.

    I recommend that you try to get to people BEFORE their Notices of Subst. Trustee Sale are posted. I like to advertise to folks having trouble with their house payments.

    How do you find these people who are having trouble if you dond work the NOD's Like "every other investor"?

    I think that the NOD's are what they are referring to as "preforeclosure" . Dataquick offers this information.

    It is not the first person to these individuals that gets the deal but the "last" Often in the beginning they are in denial, stressed, angry, etc. They need to move through these stages to get to the point where they are looking at other options.
    I am sure that is why sending letters and follow up letters and phone calls is so useful. It gets the person used to the idea that something will have to be done. IMO

    I have found that most of the listings out there have out of date info, or are listed too late. So when you contact the homeowners, they have already filed bankruptcy and etc...
    I'm going to try to list only the good stuff.

    visit www.metroatlhomes.com for the best preforeclosure lists on the web. the site is currently remodeled but they have a very efficeint way to get the lists to you. grin

    all of the on line lists i've seen are dated. they are 3 or 4 days cold. to much time for me.......km
