bird dog that bad boy and sit back and watch the process.

sometimes you may want to ask if other investor have knocked on the door and already tried. A lady called me and I got all the papers signed and called the bank and 3 other people had already spoken to the bank and all the offers were turned down. bank was being tuff on this one. anyway, all the offers were in the area I was going to offer. so instead of making the banks even more upset, i didn't waste my time and just moved on.

If it is your first, I wouldn't try to do it in a time crunch. If you could get the auction pushed back, then I would try it.

IMO you shouldn't just get the forms, but also have a lawyer review them.

Yeah, wouldn't do much but flip that sucker and find someone who will teach you while they are doing it. Worst case scenario, just take the money and run

Begin the due diligence / evaluation of the property, If you determine more time is needed, forego the auction.
