www.RealtyTrac.com is good for getting a jump start on preforeclosures. You get short trial period, after that a monthly fee until you cancel. Just watch the date posted. They also give you ability to send a post card to the owner, but I think a hand addressed letter is better. Good luck! :-D
has anyone had luck in getting a home owner to sale the house before it got to foreclosure?

it doesnt matter if the bank has the keys or not, if they have not foreclosed on it then the previous owner still has the right to sell to you. you need an authorization to release to talk to the bank about it.
everystate is different, they may also be a right of redemption were you are able to purchase it after auction, or purchase the current owners redemption rights.
Zin is right. Call up the prior owner, offer him $100 bucks for a deed to his interest. Now you are the owner. You may pay off the mortgage, or if your state law allows you may re-instate the mortgage by making the back payments. You may also file counter-claims or affirmative defenses to the foreclosures. Oh there are soooo many ways to play the game.
Along with the deed get him to sign a power of attorney so that you can negotiate with the bank on "his" behalf as the mortgagee.
try going to the legal section of your local newspaper and it should list upcoming trustee sales. Hope this helps!!
Also you may try making contact with lawyers in the area who work in this type of law. they may have clients they can refer to you.
