Pre-Foreclosure

Hi everyone I am new to this site and I am needing some help. I currently have a good deal on a pre-foreclosure house, but I have to locate the other owner. I am not sure what to say in my letter to get a response. Can someone give me an idea !! confused

    Just a question. How do you know that you've got a good deal on a house if you haven't even spoken to the owner(s)?

    Well I have spoken to one of the owners, he works with me. My problem is the other owner is no where to be found. My friend and the other owner are no longer friends and do not communicate with each other at all. My friend is very interested in my offer, but since we live in a community state property I have to get the consent of both parties.

    You may consider using a skip trace service which may cost $25 on up.

    Buy the mortgage and then foreclose. Each state has specific rules on what constitutes "legally sufficient" notice. Follow the rules and you can foreclose out all interests except yours even if you can not locate all the parties.
