How do I get a Pre-foreclosure property owner to sell his house? What is the Best Way?

    I would try to help them to realize the position that they are in. if they are behind on payments and they continue to ignore the issue ant hand and hope for a miracle to happen, the sheiff will knoking ont he door in a coupel months telling them to pack up and leave. A lot of preforeclosure owners are not motivated sellers because they sort of ignore the predicament that they are in. Its important for you to make them realize that its extremly important for them to take the opportunity to sell their house before the bank takes it away. Let them know that its a win win situation. Your trying to help them save their credit and future chances of buying another house.

    Build your solutions around their pain
    Give them a solution to their pain

    Key Points to Determine their PAIN!

    In a conversational manner on Foreclosure issues.

    How much do you owe & to whom?
    How much are you behind?
    If you sell your home what do you plan to do?
    If you can’t sell what do you plan to do?
    If I could make this problem go away for you, what would you do?

    #1 They must like you

    #2 They must trust you

    Your Goal in making offers

    To establish repoure with the seller
    To create an immediate decision
    To uncover the sellers real need
    Determine if there is a deal
    Get the seller to agree to major terms before you make a formal offer
