Pre-foreclosure Lists

I know you can purchase them online through various resources but I also know it is public record.



Where is the best place to get current pre-foreclosure lists? If it is public record I know I can access them for free. Can someone steer me in the right direction on obtaining a list of pre-foreclosures in my area, preferable at no to little cost?

    The only free lists that I know of would be through the local newspaper that must list the Notice of Default in your area. You can find the listings in there but it is very tedious.

    There are several sites up now that seem ok.

    www.defaultresearch.com

    all are at around $50 per month.

    Thanks, I thought lists were more expensive. Anyone have a favorite or one they trust to have the most up to date information?

    You pay a lot of cash for lists of people who have defaulted on a mortgage payment, but have yet to have that officially recorded. My latest cost is $1,500 for 5,000 names.

    However, people who have been recorded in public records can be had at the above mentioned sites.

    Miami-Dade county Clerk of Courts has the upcoming court cases, a list of the properties going to public auction, and tax liens on their web site. You can access this information free of charge. I assume most counties have a similar service.
    It is amazing how much information can be obtained for free if you know where to look. It is definitely worth spending a few hours poking around the public information portal. I call it "mining"

    I think that you will find many counties that have great online capacity to pull NOD or les pends filings free from your local county recorder.

    Mine costs about $25 per month.
