Pre-Foreclosure Letters Are OUT!
OK....
I sent out my first pre-foreclosure letter to 145 people who are in the first and second stages of foreclosure (downloading the info. from RealQuest).
I am scared to DEATH (wanting to make sure I do everything RIGHT).....but excited for the phone to ring!
Does anyone have a step-by-step list of what to do once they call? It is all so overwhelming to me!
Any "visuals" of the steps would help!

Being nervous is natural.... Remember; never tell the seller that this is your first, second, third etc deal... If you act confident they will have confidence in you...
I hope you have an inbound script to follow so when the telephone rings, and it will, you know what to say...
BTW people will also call who are upset that you sent them a letter.
That’s okay... Just don’t let it get to you too much...
A real caution is to have already set up your infrastructure of resources... Which includes money and the people who are going to help you buy property, i.e. escrow officer, attorney, CPA, termite inspector, home inspector and repair people.
A mentor is probably a good thing… I would suggest John or someone of his caliber and ask as many questions as you can think of.

I sure would like to help out but I am busy selling "Moon Cheese Hoagies" already made a million doing it, then again maybe I should quit doing it and send out pre-forclosure letters, love talking to people in self-denial or them telling me all their problems, then agiain one of real my favorites is "that is already taken care of."

If you look at your post again, what you said was I sent out post cards now what to I do?
For someone that made a million dollars using one method of investing, I would say that person is astute enough to figure out that before they jump out of and airplane they should be wearing a parachute.
Maybe now you will understand why some posters are questioning your qualifications, where you could have said I want to mail out pre foreclosure letters what would be a good script for me, so that when they call I know what to say.

Dear Investor,
Senate Bill 2349 will kill your business soon if action is not taken soon by you.
Sign this petition and pass it on, even to people not in illinois. We need support or else this law will pass and its gonna hurt the entire real estate industry. Make sure you sign it.
Then FORWARD TO EVERYONE YOU KNOW!
In case you might not be aware, this law will eliminate the right of investors to buy foreclosures for less than 82% of market value or that the sellers cannot agree to anything under 82% of Market value. This strips away any real equity and will kill this end of the real estate business.
Quit Claim Deeds will be completely illegal and if you offer any type of mitigation or negotiation service that you charge for, you will no longer be able to charge before you perform the service and must finish the service before charging. We all know that if you finish without collecting first, you will never be paid!
If you depend on distressed properties for income this may be a thing of the past as the Office of Lisa Madigan and Senator Jacki Collins have teamed to cut out fraud by killing a whole industry for the honest investor!
Read the bill for yourself then see why we need to gfet this pettition signed by anyone that will be affected by these changes. In the comment section We have placed suggestions to kill the bill! Seems that our law makers should consult with people in the industry before making such drastic laws.

I agree. The only problem is that this bill just came out of the Rules Committee and the final vote is scheduled for this week. All investors should write, but the chances of stopping it at this juncture are not good.
