Pre-foreclosure Different Names

There are some pre-foreclosures I have encountered that the name on the deed is different than what is in the foreclosure notice. Who do I need to work with in that situation?

    The name on the deed owns the house, the names on the foreclosure notice are the names on the mortgage or trust deed (lien) that are personally responsible for that loan. If they're different then title transferred at less than full value (quit-claim, subject-to, etc.).

    If you want to buy the house before the sale then you need to talk to the owners.

    If you then want to negotiate a short-sale with the lender then you need to talk to the names on the lien.
