Pre-Fabricated Home
Hello....I am a newbie and I have found what I thought was a GREAT deal....until just now.
I found a great home, 3 bed 2 bath, full basement.....and it's brand new! I was going to purchase this home for myself and my new bride.
However...I just found out it was a pre-fab...Is this bad? Should I continue to go through with the deal. It's a great price for the home, and like I said it's brand new never been lived in.
Does this hurt the future value of the home? Any help is greatly appreciated.

How are sales of other pre-fabs? You might want to look into some comps to see if they sell and maintain their value. Prefabs wouldn't be so popular if there wasn't a market for them.

I wouldn;t automatically assume this would be a bad thing. My city is flooded with pre-fabs!
Could you tell it was a prefab by looking at it? If you couldnt tell right away, the chances that future buyers would be able to tell are very slim!

You would still have to disclose it's pre-fab when you sell it. I've seen pre-fabs and manufactured homes and couldn't tell the difference. They even seem like better quality than some stick-builts I've seen. But there is always that negative connotation they carry amongst the public. Bias, opinion or not, a buyer is a buyer. If there is a market out for them that's comparable to stick-builts in the area, I would go for it. Good luck.

In my area, we dont have to disclose whether it is stick-built or perfab. There are lots of both in my area, and as far as a buyer goes, a house is a house!
However, that information would be inserted in the listing blank if the property were put on the market with a realtor!
