Pre-construction Panama City, Florida
I have been looking into pre-construction lately. There is a condomium complex called Sunrise Beach that is going to be completed in fall of this year. I was wondering if I am too late to try and buy a unit, and sell for a profit down the road, probably right before it finishes or if any rooms go for resale, after completion, I would sell then. Looks like the current listing is 2bed/1 bath for $600,000. 1bed/1bath for 500,000. I can come up with 10% down, but I may need a loan to come up with the other 10% down, they want 20% down to hold the condo. Any thoughts? Any profit here?
Thanks,
Mike
Beachmaster have you thought about the Port St Joe area or Cape San Blas are.
How does your deal structure work?
I was asking beachmaster. I was curious because pre-construction investing is starting to take off here in Texas.

Guilty Plea in California Home Theft Case
Lynne Allen Rust, 43, Adelanto, California plead guilty to theft from an elder or dependent adult; obtaining money, labor or property by false pretenses; attempt to file a false or forged instrument; forgery; and grand theft of personal property in connection with allegations that she attempted to steal the home of an elderly couple facing foreclosure.
According to media reports, Rust was friends with the daughter of the elderly couple. Rust agreed to help when the home was being foreclosed. Rust had the elderly couple sign a deed transferring the property to her and also grant her power of attorney. She then allegedly took out a loan against the house and used the funds for her own purposes. According to media reports, the couple did not realize they were signing a grant deed.
As part of the plea agreement, Rust will be allowed to withdraw the plea as to all changes except false pretenses and serve sixty days in jail and three years probation, if she pays restitution of $68,682 to the victims (less money already paid for their benefit).

I would use great caution on what you tell a homeowner who is facing foreclosure today.

I am in the business of credit repair and REI, I have partners who are mortgage brokers and I also have a stop foreclosure company I use to refer clients so they can try to keep their home if they want. I just would like some constructive criticism on my approach. I really would appreciate the feedback from all of you
Thanks for the replies I would like to buy but my intentions is whats best for the seller. I do want to get straight to the point but I would not like to use the F word. My other way of approaching a seller would be to say that I help people out with their mortgages. Your name came across my desk as someone who might be in need of our services and I would really appreciate it if you gave me the opportunity to try and help
Sure will be good because you can raise the rent and put the towards repairs, if tenents balk they can pay or leave early and lose the deposit that can also go towards the needed repairs.
