I have a potential deal that will be about 70% of ARV. My question is how do I get an appraisal that will be for the ARV? Do appraisers do that type of appraisal?
A house I bought last year had some severe floor sloping. Turned out that the main beam in the basement was termite food for quite a while.
Contractor jacked up the house about 2" and replaced the bad sections of the main beam. The floor slope is dramatically less now.
FWIW: I got as far away from the house as possible the day they jacked it up for fear that the whole place would come crashing down if the jack slipped. The sounds of a house being lifted are frightening.
Do you need the appraisal to get a loan?
