Possible Deal Need Opinions Pls
I have a friend who is going through a nasty divorce. The judge has ordered them to sell their house. It's a nice house that needs no work. The problem is that I know he needs to get FMV. This is also being watched closely because his ex is making this divorce as difficult as possible. Knowing that he needs FMV I don't see a way to make any $ on this. They need the cash for their equity because it's being divided 50/50. Any ideas????
Find a bunch of comps for properties which, for one reason or another are slightly less desirable than the house in question, either they need work, they are in neighborhoods that are not quite as good, etc. You're trying to build a case that the house is actually worth about 20% less than it really is.
Then make your "full price" offer based on these comps, which you attach and explain why they are your basis of value. Offer to close quickly and for cash so that the divorce can get settled for an additional 10% discount.
