Please Help Me On This Wholesale Assignment
This is a deal I came across which is not in my home area. Seller is very motivated and very flexible. The house is worth aprx. 20K ARV. Seller will go $12,000 cash offer or $5000 (or less) down and carry $10,000. House is presently rented for $275, tenants want to stay. Repairs are about $3,000.
A real estate agent told me the area is not a great area. Still, I would like to put the house under contract and assign it quickly.
Should I pass on this altogether? I'd like to work some sort of assignment deal if possible. Please advise.
