Plan "B" And "C"

Ok so I have been making the phone calls , but have came up empty handed, When I mention, I would like to lease to buy most of the sellers are ok with that. But when I mention that I will find someone else to rent then buy they get a little leery, and don’t want to. I’m thinking of going into plan B and so on . But this is where I need some help. I need some new options. Here are a few examples I have a brief understanding of but would like them clarified and maybe some others added. They might sound a wee bit gibberish.

# 1. let them keep all the cash profit per month.

# 2. charge him I don’t know what amount to let him use my strategies?

# 3. split 50/50 on everything.

I think most of the ppl I have spoke with aren’t your typical motivated seller. But I know that they seem to be some what interested if I can come up with a little bit more to offer.

    You need to make the lease to someone else more appealing. Tell them that you are an experienced property manager and you already have a qualified client ready to move in. They have been looking for a house in that neighborhood with exactly that number of bedrooms and baths. Tell them that you personally qualify all applicants with a strinueous criteria. Now when you start to advertise for tenants, you tell them that these previously qualified tenants fell through. It is a bit of salesmanship. Some might call it a lie.

    Stop telling them all of the information on the phone. A Lease Option is a complex strategy to explain in a few minutes. How do you eat an elephant? One bite at a time. Feed them each bite slowly...with the tasty ones first. Only feed them the last bitter bite right before they sign (about the other party). Quit mentioning Lease Options at all over the phone. Just determine if they are motivated and then meet them. You need some good scripts. If they still say no, you should have a couple of back-ups like you mentioned.

    LeaseOptionKing has good advice. Screen them on the phone, and then seal the deal in person.

    Do you think I should go ahead and try another plan just to make my first lease opton deal. Then I can get more experience more hands on and learn from, or just find the motivated sellers?

    Almost all the details. After developing rapport and then determining motivation, I use a teaser script.
