Does anybody know of any private investors clubs in the Ga area? I found one and I think I like what I see so far, but I am looking for others as well.
This is the one I'm talking about and it doesn't look very good except they offer some of the same kits as the gurus and there is a mystery hard-money lenders list somewhere that they give you! I'm looking for a good club that will give you what you need, not just a pep talk and a side order of hype.
I would check a little closer. I think you will find that they are the largest investment club in the country and have regular meetings with 200-300 people at a meeting. Some friends of mine who are in GA really like the group.
Not sure what you're looking for, but you could try attending the GaREIA meetings once, just to see what they're like. They're VERY useful, and you can make a lot of contacts there. Usually, there's anywhere between 400-600 people at the monthly meetings. And, it only costs $20.00 to attend the GaREIA meeting...

In my mind, the real value of an investing club is networking. All the other items they offer (books, workshops, etc.) are marketing pieces.
So with networking in mind, you might think the more members there are in the club the better...but you would be wrong. As a club gains more and more members, the percentage of "real" investors goes down. The club's ranks fill with dreamers, life time planners and "do nothings". So you have to work harder and harder to find someone who is actually doing deals.

In the large clubs like GAREIA where are the real investors??? So I have decided to create a private investors club that will consist of real live investors not just dreamers.
One of the biggest things I've found in the business is that people here in the GA, Atlanta, Decatur, Stone Mountain area don't share information much. After viewing other posts here where people are saying things like "you should ask other investors how they do it"!!! well, here they don't really share information with you, let alone, tell you what they are doing and with whom.
To ask a question like "do you know any HM lenders you can refer me to? yealds an answer like "you should join GAREIA, they have a list you will have access to". But does it really exist and is it worth your time??? don't know, and judging by the person saying that, "and seeing that they aren't doing so hot with the list" it doesn't seem likely that it's worth anything. But to each his own they say.
Maybe we will one day find the right person and learn from them huh???
So, you think that re-inventing the wheel by creating a whole new investor's club is a better option than spending a few minutes talking to people at the existing clubs, huh? Oh, well, to each their own, but when I've gone to the meetings, I've met MANY people that have helped me on my way, and I've not met anyone that was unwilling to help. Good luck with whatever you decide.
Not re-inventing, I just think that filtering through a lot of dreamers like yourself obviously if you're the one doing the filtering, just to get nothing but a lot of pep talk and no where leads is tiring and discouraging, so, answer this... if you could join a group of people that are proven and partner with them to make some real deals, would you rather do that or keep filtering through the hundreds of investors trying to get rid of their inventory?
Well, if you go the GaREIA meeting, and pick up them 500 flyers full of over priced properties in the bad parts of town, and try to buy one of them, then you ARE making a bad mistake. I met my mortgage broker at the meeting, just from networking, met the realtor I use, who works extensively with investors there. The meetings are about the people, and if you can't spend 2 minutes talking to someone, and tell the difference between a newbie, and an investor, then something's wrong. And, once you meet one real investor, do a deal or two, they'll introduce you to others, and before you know it, you've got your little network going for future deals.
You can't put up some ridiculous website and post about it on the GaREIA site, and expect to get any help that way, because people will tell you what they REALLY think about it, even if it hurts your feelings.
