Phone Lines

Do you guys prefer to use a 1800# or just local area code? Assume you will do most your business locally but SOME may end up being in different area codes. Specificly for use on signs and flyers, etc.

Also, Do you have a voice recording with any pre-screening questions, then just follow-up on the ones your interested in?[ Edited by GeXus on Date 10/18/2004 ]

    Hello. I am dealing with the same issue now. I would like to do a "double closing". I'm thinking that you use an option to purchase agreement to put it in writing that you are going to buy the home from Mary for X amount of dollars by such and such a time period. Find a buyer, and because you have full right of assignment, close with mary and then close with end-buyer a half an hour later. I believe it is something like that, bu I do't know how you go about arranging the end of the deal so the seller gets the moey. If that makes any sense.

    Ideally, that would be great, except the buyers lender has title with Mary as the owner and now he just closed with me. That's where a seasoning issue comes in. There's got to be another way, but gathering by all the people who looked at this post and haven't replied, it can't be that easy.

    The best method I know to do this is to:

    1. Have seller sign purchase agreement
    2. Find buyer to wholesale to.
    3. Find a funding source for your closing
    4. Sell to wholesale buyer

    The entire transaction where you close and the wholesale buyer purhases the property could take minutes. Find a good title company or RE Attorney and you should be set. You can use a HML or cash partner to purchase the property from the seller. You might not get the full 50k but 30k+ is not bad for a couple hours of work. My .002 cents
