I'm in Philly. The market for rental and lease purchase is great here. There's a lot of rehabbing going on hear, and a lot of Sheriff's sales. (I Feburary there were 1400 properties up for Sheriff's sale) Properties are pretty cheap in a lot of areas of the city. Gray's Ferry, an area of south philly is up and coming, and a good place to get in. Also, NY investors are buying up all of the property in Northeast Philly, and renting it out. They've kicked the first time buyer right out of the market. If you need any more info, let me know. I have a few properties in Philly myself.
