I have a rental property in GA, I had it up for sale, buyer came in with a full price offer contingent on a ten day inspection. He decided he didn't want it, so he put on the inspection that he wants it to be repainted, new carpet etc. cosmetic things that do not really apply to inspection issues. Can I force him to keep the contract without doing the cosmetic?

If it was stated in the contract that the property was being sold "as-is", if not, tell him you will do the repairs but the price just went up, or ask him if you and him could split the costs of repairs...or
draw the contract up for the agreed price + repair cost, make him financine it if he doesn't want to come out of pocket, but I'm sure by now the lender already has the contract, can't change it then..
as long as their is nothing structurally wrong with the property he should move forward, I mean he did see the property before he signed the contract right.. did you tell him you were going to fix things or it was "as-is"

As is, the property was listed at about 15,000 below appraisal. He made us an offer, signed, went down to look at the house for inspection with a 10 day inspection option then came up with all the other. The guy decided he didn't really want it..it is rented and he found out he couldn't up the rent until the lease was up. I put that in the contract for the renters.
