Partial Equity Note?
I have partial ownership in a property and would like to know if it is possible to create a note on my percentage and sell it?
I know there are lenders who will do partial interest loans, but there are high costs to it.
Any ideas?
Essentially you are talking about making a second loan. They will pay far less than a first for it but it can be done. Also dont forget theta what you get will be dictated mainly on the other partners credit since they will be the one liable for the payments.
I would also list it in the TCI Properties forum and see if you can sell out your partnership that way, or offer a trade for properties.

I am interested in creating a note with just my portion of the equity without the need for the signature of the other person that co-owns the house as well.
Some lenders will do a "Partial-Interest Loan" where the other owner will not be needed and will not know.
I would like to do the similar but by creating a note for my part of the equity and selling it.
Is this possible? If so, how do I do it?

I am working the details for just such a situation. I will be the one lending the funds. The situation is a bit more complicated (life estate, 2 countries). Assume you will not get a great deal as you really have a mixed bag to offer (hard to seperate the rights if there was a foreclosure).
