Need investor help!!
Property consists of 1999 doublewide MH. 1220 sq. ft. with 3/2 on fixed foundation, barn, and other horse amenities. Available for $129,900 with 10 acres or $174,900 with 23 acres. Should appraise at least for asking price.
Past credit probs, can't qual for more than 85% LTV. Can show $1,000 rent for past 15 mths with no 30 day lates. Approx. $7,500/mth, self-employed.
Need to find investor to buy prop. (either 10 or the 23 acres) and lease/option to us for 1-2 years with no early purchase penaltiies, while we get credit straight and downpayment saved. Deposit of $5,000-8,000, going toward purch, with move-in at end of May. Rent negotiable with portion towards purchase.
Already under purchase contract with realtor, but expires Tues, since we can't get financed for more LTV.
