Investor Needed!
This is my first investment oppertunity.
I've located a 4 unit aprtment house in Corning, NY.
I need to flip a note at closing to give the seller cash at closing.
Can someone help to structure the deal?
The selling price is $38,500 and I plan to owner-occupy the property and rent the other three units.
I have a co-signer interested and can help with a 10% downpayment.
Any help and suggestion would be greatly appretiated!

see if owner will accept 10% down n l/o the place.
Sounds like you already have structured the deal. If you have to flip a note at close to cash out the seller, thats a great way to do it. Or use this other persons credit and get conventional financing. Rates are still pretty good and a four-plex is still residential.
I havn't made the offaer as of yet.
I'm having a very difficult time finding someone that would be interested in the note.
The realitor would like me to line up financing before I make an offer.
Unfortunatly, Me and my co-signer do have enough dept ratio but my credit is fair (602) and his is (524)
The number will work great on the property with rental income and all.
Any suggetions to were I can find a note buyer?
