I'm consulting on a purchase for my client on a nearly 40 acre horse ranch with many outbuilding, large home, and turnkey horse ranch. My clients are experienced in the equine industry. the seller will carryback 50%, my clients need appx. 8% cashout for debt payoff and minor upgrades, that leaves us 7% to cover cost's. the appraisal is nearly completed, and will support the agreed sales price of $850k - I need someone that can move fast - needs to close before mid september - located on border of pierce/thurston county - email me at: **Please See My Profile**

Curious to know if you ever got this deal funded... working on something similar.
I'm in the process - this really isn't a hard one to do - I'm waiting on the hard copy of the appraisal - once that is confirmed to support value - should be o.k.

OK - easy to do sounds good - the thing is - when it is laid out like this it does in fact work out to be 100% CLTV.... and appartently a problem.
If you can find a way to assist, that would be great... a lender, an idea to package it?
If there's enough value, and the LTV is decent, along with good credit, I've got pvt. sources who'd be interested in this.
