Painting

When rehabbing a median-priced home, do you all paint a basic, neutral beige color or paint everything the same?

I am asking because we are painting the walls one color & the trim another, but are realizing that the job would go so much faster & easier if we used a spray gun and painted everything white like the new construction.

So, a similar question would be, does color add any value to a home?

    The old spray gun question again. Here's my personal take.

    Spraying is a mess. It works in new construction because there's no flooring. In repaints, like yours, you have to think about everything you DON'T want the spray to get on (cause it will) like.....floors...windows....cabinets...light fixtures....toilet...fireplace....door hinges...on and on.

    Next. ...Sure you can paint everything the same color, but usually they're not the same paint. For instance, walls are flat paint while woodwork is enameled. So there goes the theory of shooting everyting at one time.

    Unless, of course, you're rehabbing to rent. In that case you shoot a cheese-ball coat of enamle over everything and walk.

    But if it's not a rental, and you're wanting to sell, then you're probably going to paint walls and woodwork separately. In that case, what does it matter if you use different colors?

    That's the long way of saying I favor a little contrast in colors. Here's a secret: Put an Off White on the walls and a straight white enamel on the trim. You'll be amazed at what seems a subtle contrast suddenly turns into two different (and sweetly compatible) colors.

    Yes, the answer is simple, yes it does.

    Why? Is easier and cheaper to do all white walls and trim? Of course it is.

    Then it adds value when you do something that is not the easy and the cheapest method.

    hi I am a rehab investor and i like to paint the walls a nice color and the trim a bright www.white.My homes sell quick because we ad color and not just white.Pick up some nice light tans or yellows that are on the orange side.People love colors. Thanks James

    ALL,
    Go buy the Oops paint (mismatched)at Home Depot and Lowes...$5.00 a gallon and usually high end paint and you can always find some nice neutral colors. I swing by their paint section eveytime and have about 24 gallons now of stuff. Many times they'll have two gallons of stuff so you can even paint bigger areas. Works for me and who cares about the color as long as it's not too wild.

    I love your "oops" paint idea ! When I first started doing rentals, my father use to buy tons of "oops" paint. We use to fill a clean garbage pail half way and just keep adding to it as it got low. No matter what you added the paint mix would always come out a very light grey. We were doing 25 houses a month for a few years and every room of every one of them was painted with "oops" paint. We even named one of our LLC's "Oopsie Chuckie's" because that was what all of the checkout girls at Home Depot called him. Thanks for the memory. * By the way these were all low income rentals.

    I would leave the 2nds paints to the old handy men painting bird houses and house wives who don't know any better. Saving $100 on the most effective and most leveraged thing you can do to effect the value of your house is a bit silly. The first time you run out of that unique color that you bought cheap because you had no idea it would take a 2nd coat you are going to be kicking yourself in the head for stepping over dollar bills to pick up pennies.

    Search these forums and you will find many examples of how to save money on paint and still use top quality products which save you time and money every single time.

    I love this Opps idea! I just love the idea of someone pouring yet another gallon of paint in to a 30 gallon garbage can in their garage. That must be great fun..."Look at that color!"...

    "I saved $50 on my $175k rehab! And painted it some great color of...well...it is sort of yellowy, greyish, off-white...."

    It shows up every 9 months or so on this website. Some guru ,who has never picked up a paintbrush, must have it in a book on How to Save Money on Rehab.
