Painting Rehabs
What color do you usually paint the ceiling of your houses. I prefer cream colored walls, glossy white base boards and trim, and bright white ceilings, but I have noticed that the new home builders usually paint the ceiling the same color as the walls. I guess they do it for speed and to save money. It would be easier since you could just spray it all one color and bypass all the cutting in. What does everyone else typically do?

We have found that using a flat white paint on the ceiling and brilliant white on the trim, and whatever your preferred wall paint is on the walls works the best. Always in the front room we actually do a chair rail with 3 tone paint. The biggest mistake you can make is scrimping on your paint because that is where you get the most bang for your buck. Paint is cheap in comparison to all your other costs so do it right. Our houses sell for 5-10% over asking price every time. And we always list them right at market value. This is due in large part to the quality of our paint job and trim work.
I agree paint is money well spent, go for the two tone everytime if you want to make some added profit. It doesnt take much extra effort in the grand scheme of a rehab. Hell, I two tone my rentals.
Blackberry - In your entry, do you do white chair, crown, and ceiling with two different neutrals on either side of the chair rail?
