Owner Financed Duplex To Sell As TIC
I am thinking about purchasing a duplex, owner is willing to carry financing, and then finding TIC for each side and carrying a loan for each. Please, let me know if this can be done/ should be done/ how could it be done.
Is there a market in that area for such a setup?
I'm assuming you're on the pennisula. If it's SF, it's done all the time.
Here in Santa Clara cty. I have nerver heard of people doing that.
I'm in a duplex deal right now. I even tried to do a "PD" or townhouse overlay. That didn't fly.

Well, since you asked what the PD is... maybe you could clarify what the TIC is?
