Over All What Are The Most Recent, Most Successful, Ways To Find Motivated Sellers?

Some body on this huge forum has to have a favorite method that seems to work best . Cleveland, Oh. Is so saturated with residential investors now. I have a ton of investors that want to buy but not enough good sellers.And thats just the tip of the iceburg, new legislation is making it almost impossible to do a flip. Its like the only way you get away with buying a house and selling at a profit is if you do a major rehab. Can any body out there help me?

    I prefer to concentrate in white collar neighborhoods with houses costing $500,000.00 and up. You will work harder getting these deals but the payday is much better. Read the business section and find executives who have been indicted,fired or resigned from their position. Also executives relocating are a good prospect. Most of these houses usually do not need much work and can be turned quickly.

    Sounds good Michael, how do you structure your deals? Do you usually put a large amount of consideration money in escrow? I never considered that people in that market would be open to a creative buyer. Are you successful at wholesaling homes at prices of a half a million and up. Wow! How do you find your buyers? Please, do tell. :-D

    m/c is right. the larger homes offer a lager profit margin.
