Outsourcing Negotiations On Short Sales

Greetings all! I am a beginner in short sales, however I am very much interested in outsourcing the negotiation part of the work. I have watched my brotherinlaw and this is where all his time is pent. I then lsitened to several teleconferences about this out sourcing. any suggestions on locating services. Plus coul I advertise for the hiring of my own negotiators? The info at this forum has been very helpful! Thanks again!

    I have not found the negoitiating to be the most time consuming part of the process. Marketing, contacting potential SS, qualifying the SS, document collection all take much longer than the negoitaition process. The negoitation all seems downhill to me.... I would love to outsource the other tasks.

    Do all mortgage lenders (specifically H&R Block if anyone knows) have a loss mitigation dept. that entertains short sales?

    I did get property for 104k currently working to sale same for 175k. the judgement for 3100 was voided due to a bankrupcy the owner had been through. The house will bring 265k to 275k repaired per comps in the area.

    I worked with them directly. No agent involved. Once the price was agreed upon the closing agent completed work in about a week.

    I never heard anything else regarding the house. No one from here contacted me but maybe someone got in touch with the AJC or the tenents directly. I assume the AJC will run another story on it if the outcome is favorable. Thanks for asking.

    Wow, I am amazed that the mailman could afford $850k. You should do a search on this site for the short sale pro. Someone gave you good advice some time ago when you split the credit obligations btwn you and your husband so that his credit was even available to reuse--and not get scared by the ss or fcl.

    Increase it to $2500.00 and start the process over. The closer it gets the better. With HSBC $2500 on $35,000 - 39,999.00 seems to be the ticket.

    they did request a formal short sale package such as hud 1,financial woksheet,hardship letter, all the basics,and last but not least a short sale defiency letter requireded to be signed and notarized by the borrower.

    Who does the lender think is the buyer?

    I would go to a title company and make it legit. They will payoff the short sell amount and they will get their own deed.

    Are you sellers still available and cooperative? Would they go to a title company for a closing?

    What exactly does your short sell acceptance letter say? Does it meantion who must buy the property, that they want a copy of the HUD1 (settlement statement), etc?

    Did you provide the lender with a Purchase and Sales contract and HUD1 as part of your SS package?
