    If you are truly serious about acquiring the property, do a home inspection.

    Thanks for your reply. All are options considered. We typically run with hard money because of the volume of deals we do. Banks slow down the momentum. On a different issue, do you participate in a local investor group? I have a partner in Austin, looking for a place to hang out.
