Organizing Yourself for Landlord Success Part 1
One skill for buying houses that a lot of Landlords lack in is in organization. I am not very organized at all, but after getting more and more houses, I had to become Mr. Organization to keep up with the paperwork and such.
One of the ways that a lack of organization can hurt you is in handling all those different keys. Having multiple key sets and different locks can be a mystery. How my wife and I handle them now is with a cork bulletin board. We went to the local office superstore and bought ourselves a bulletin board and a bunch of key tags. When we got the key tags and started labeling the keys, we found out we had more keys that we didn't know fit what. I also knew that I threw away some lock sets previously when I changed some of the older locks out. For that first month, I had to play find the key that fits something. When I found the correct key for the correct lock, we labeled the keys faster than a rabbit during hunting season.
Now, we are still using that cork bulletin board, but it is still cumbersome to bring 8 keys with me. And what about lock changes, Augh! Find out what I do next week to speed up those lock changes.
