Opportunities For CRE For Americans In Europe. What Do You Think Of This?

I lived for 10 years in Spain and Germany. I watched Spain go into the EC and real estate prices have quadruped almost overnight. Prior to their entry in the EC I saw many homes in sight of the beach for less than 30k and many <20 in the smaller areas. Now they are 100 and up.
My wife's family had many homes and properties that have skyrocketed.
This has happened in other countries as well. I was in Hungary in the spring and they are poised to go into the EC in the next 2-4 years (word from friends over there) and their currency will convert from forints to Euro's.
While there I saw many of the same things I had seen with Spain and Italy. Nice homes in resort communities (albeit smaller resorts for 10-30k)
Has anyone done any investing in this type of property as an US citizen? and what are your thoughts? Property ownership is not prohibitted by foreign nationals at this time as there are Germans (they seem to be the only ones really aware of the wonders of Hungary & Budapest) and others with ownership
My wife loved Hungary and would like to have a vacation house there. Maybe now is the time.
