    Thanks. I have heard that. I have a strange situation. I have been curios about REI for several years and have read several books and built an absolutely enormous network of lenders, investors, contractors, attornies, realtors, etc. My uncle is grossly wealthy and his wife LOVES buying homes for section 8 rentals. He likes ocean front stuff. Anyhow I have unlimited CASH and a huge network but I want to make sure my first deal with my Unc goes smoothly and is profitable. From there own , I will have it made. I am trying to find investors in the area I just moved to and bird dog to learn a little www.more.Thanks for your input.

    if he likes ocean front property, I would look for a highend REO that you could get cheap and then lease for a couple years as an executive home. Mailibu and San Deigo come to mind

    If she likes sect 8, have you looked at the section 8 property auctions conducted by hud.

    Some time the are old like 1920s vintage properties, other times they are newer properties.

    The down side with these is the high $$ require to renovated the properties to HUD std (they include a budget in each auction package.

    Make sure the deal you pitch to them have lots of gravey in it that even is things go wrong, there will be a profit.

    He just dabbles in it. She does Section 8 for long term income. They are only going to be 30 minutes from my new home. I am more interested in foreclosures and rehabbing.
