Open House
Would appreciate some input here.
I am getting ready to list/sell a rehab project. I plan on having an open house before I list with a Realtor in the MLS.
I plan on marketing through newspaper ads, mailings to the entire neighborhood, a list of family members, friends, and of course my buyers list. I will also place open house signs the day before and day of the open house.
My question is this:
This was a complete remodel, and I must say it turned out quite well. I plan on offering it retail below market value to get a quick sale and to pass on the commission savings to the potential buyer. Should I pay for an appraisal? My thinking is if I substantiate the retail value, it would be easier to show the prospective buyer exactly how much of a discount they are getting. On the other hand, if the appraisal comes in lower then I anticipated, it could hurt my end dollar amount.
I am looking for input and other ideas.
Should I pay for an appraisal? Or just use my Realtors CMA?
