Online Traffic To Personal Site

I know some html and could put together a decent site for free. but i find it not worth the time, since it will have no exposure. does anyone know any advertisement or link exchange programs that would make a website worth while?

    and as for $5 a day, do you get any hot leads, have any turned into a profitable transaction? ADword seems to be what i might do locally, but would a geocities, or similar free site be worth advertising, because of crashing ect

    shop them- you got to find some that want ur "business" and will be happy to send them to you on the thought of you using them as ur buying agent. just dont tell them ur intentions are to not use them at all- how much do u offer to pay by the way

    Okay if youre not going to use an agent to sell the homes and you are okay with giving money if you buy why not just give them the money if you buy or not.. It has to be in the best interest of hte agent.

    Also check with the title company you a want to deal with maybe one of their reps can put you in contact with a receptive agent

    keep in mind it is a violatioon for them to sell the information.

    I use a list broker for my mailing lists. Edith Roman is an excellent list broker. You can get a list of 10,000 names for under $1K. I bet you could get a list of probate attorneys in your area, along with maybe a listing of recently deceased property owners in your area.

    Probate is public information why buy the list... Go down to the court house and ask to see the files... Go on the court date and bid away its that easy. Everyone can buy probate homes just have to be highest bidder.

    Do any of you do the mailings? If so, do you find or hear that the hit rate is better than foreclosure? Or is the only way to buy is by bidding?

    beaware of the sometimes odd rules in probate, like the minimum overbid, short escrow, need to be pre approved are some I have run into.

    I think fewer and fewer are happening do to better estate planning.

    The first potential client I had was looking for a deal. I found a probate listing that was $50,000 under market for my area south bay ca. When we went to court there were 4 other bidders. The judge gave instructions and everyone followed except one bidder who skipped over the overbid instructions and went straight to his maximum price and walked away with them home. The same home has appreicated $100,000 in 10 months.

    I thought the key to probate was to catch the properties before they went to court, in other words the personal representatives that have the right to sell the property without court interference.
