it depends on my needs . as now i am into several projects. i have no reason to look. as soon as i clear out these projects. i will be on the "hunt" again. then i am looking almost 24/7 sort of speaking. until i find the next deal.......km
Actually, I would prefer not to deal with the MLS unless it's absolutely necessary. I do most of my prospecting on FSBO sites, and here's the secret; in my city, we have access to all county legal recordins via the internet. This allows me to actually look for fresh foreclosure filings and immediately get letters out to them.
I try to inspect 20-30 properties a week via my online resources. I then go out to "site view" 5-10 properties, before making 3-5 offers per week.
Remember, real estate is a numbers game.
