Obtaining Easment

Here goes:
I am about to acquire a landlocked 1.37 acres(parcel #29). It is seperated from the street by a 157ft. long, 2.01 acre property(parcel #2).
There are no structures/etc. in the way of the easment I would like to create. I have contacted the owner(non-occupant) of parcel#2, and offered him $2,000 for the 20'W x 157'L easment that I wish to obtain. He seems interested enough, and is going to run it by his partners. No problem so far.
My questions are as follows. What can I offer him in lieu of more cash, if he declines?
What incentive can you offer a land-owner for invading their space?
Should they just feel indebted to their community, and grant an easment?
Can anyone share some creative things they have done to obtain easment in the past?
Must the easment be performed by a lic. surveyor, or can anyone simply record it on title?

    Usually the right money and carrying the cost of the easement will take care of it.

    If the owners go along with the easement then have them meet with you to mark off the areas and then have a surveyor draw up the easement for legal purposes.
