Obtaining A Lease Agreement

I am trying to get a lease agreement. I am aware that these are legal documents and can be purchased at Staples, etc. Are there any free lease agreements? Is it legal to obtain one for free. I started looking on the net for one, realizing they were all to be purchased, which led me to this. Any help would be great. Tom wink

    I've found several in books at my local library that can be photocopied for free.

    But to be more professional looking I would either buy some or use MS Word to create my own letterhead and custom agreement (copying most of it from an existing lease)

    Tom,
    This is just a suggestion for you. Try to get a copy of a lease that has evolved from use in your area. Perhaps an investor or a property management company. My leases are seven pages and have some good ideas that you may not find in boiler plate legal documents.

    As a quick example, it is straight-forward to evict for lack of payment of rent and in CA, you cannot evict for lack of payment of late fees. My lease states that any check received is first applied to outstanding monies owed before being applied to the rent. So, if a late fee is incurred in July and only the rental amount is received in August, there is a shortfall in the rent since a segment of the August payment is applied to the July late fee.

    An attorney may know the landlord-tenant laws in your state but very few will put in a clause prohibiting non-operating vehicles on the premises.

    You can use seminar form, but usuallly realtor prefer the standard form, because it protects more them then the buyer. However, you can any thing yopu want (clause) in the addendum section
