When a notice of trustee sale has been filed with the county, can I still contact the homeowner in default, make an offer, and purchase it from them without having to deal with the trustee handling the sale? If so, what type of approach towards the homeowner works best? Thanks

If the notice of trustee sale is in 4 weeks, then yes you can still contact the homeowner and get a deal done.
If so, what type of approach towards the homeowner works best?
If you don't know what approach to take, then I would suggest to start reading the most recent posts in the Foreclosure/Preforeclosures/Short Sale Forum. There is a wealth of information if you take the time and read it all.

I agree with Tanya----read everything you can here about preforcs and short sales. This is not a niche for the faint hearted---you need a fairly high level of people skills--imho.
I have dealt with people right up to the day before the sale here in Ca. I just call them up and tell them I want to buy their house!

So there are no restrictions as far as when you can strike a deal with a homeonwner? If I am understanding you correctly Mel, you can buy right up to the day of trustee auction? Though this does not seem wise unless all research is done and one feels completely comfortable with the property - correct? Why do you say that this type of buying is not for the faint of heart? Are you relating to the difficulties of dealing with people who are in a distressed situation? Beyond that, it seems like an opportune time to step in and purchase an investment with $$$$ equity!
