Notice Of Defaults

I'm hoping that someone can tell me where to find Notice of Defaults. I have found a list of Notice of summons but I'm pretty sure that is not the same thing. If anyone knows what department at the courthouse deals/publishes these notices I would sure appreciate the information. Also, How do I make sure I'm the one of the first guys to get a look at the list? Any help in this catagory would be greatly appreciated.

    Clerk of Courts - go there and tell them what you are looking for. You can go there everyday then and find all new filings and truly be the first of the first.

    In some counties you can subscribe to recent recordings. At one time I subscribed and got all of the recordings within about two days. I recall receiving the list about twice a week.

    Out of state is not a problem. Fax or email the contract. Do make sure that you distribute to them the completed contract. Use a title company in the county that the property is located. They will Fedex the package to the seller to get them to sign. You can get into a bit of timing problems if you have a mortgage lender (instead of CASH or hard money). But that is the title companies problem. The title company will handle all the closing.
