Notice Of Default
I am a subscriber to a preforeclosure list in my area, but in Texas there is only a 21 day window from the time the sale notice is given until the sale date. I am having trouble locating an NOD listing which would give me more time and more prospects. Anybody have any suggestions?

Go to your local court house, ask where the foreclosures are posted.
What is a probate list anyway?
I have gotten two in the last 6 months. On the first one, the house was so bad that the Realtor they were working with suggested they call an investor and had just received my letter. On the second one, it was a burned out condo. In both cases, the personal reps. lived out of state. I have gotten so many "take me off your list" calls and asked if I read the obituaries for leads. Of course I said ok and my information was from public notices. I just keep on trying.
Executors/administrators of estates are accountable to the beneficiaries and the courts. If they sell a property for significantly less than the market value, they could be liable for the difference.
