Nods And Nts Question...am I On The Right Track??
I get a listing from a local title company with 2 pdf files. One is an Nods file and the other is an Nts file. The Nts file has a date and time at the courthouse where the auction will take place, HOWEVER...the Nods listing does not have a date. 1st question...what does nts and nods stand for....2nd....would the Nods be a pre-foreclosure lead...as it looks like the owner is delinquent on something, ( I think) please advise, thanks.
NTS is Notice of Trustee Sale (Foreclosure), NOD is Notice Of Default.
A Notice Of Default is the first step in the foreclosure process, so yes they can be a source of leads.
Most likely the pdf file has a date that may be close to the date the Notice Of Default was filed at the recorder's office.
You might check to see what the foreclosure timetable is. The NOD is posted some time before an announcement of sale. I am pretty sure that a public announcement of Trustee's Sale is posted 20 or 21 days prior to the actual sale. All of this is my recollection for California.

You will find quite a bit with a Google search with "foreclosure" and "California" as key words.
Go to http://www.rtrustree.com and click on CA. It will give you a link to state laws regarding floreclosures. Kind of dry reading, but it's good to know.
