NOD Mailings
We are about to market to this group of homeowners. We have been successful in marketing to foreclosure, however the message on this postcard should be different.
We have branded our postcards, website, business cards, etc..
I would like any examples of marketing to NOD.

By the way, are you familiar with Metrolina Mortgage? I have had 4 calls since October from homeowners begging for assistance after they had worked with these folks with no results. Just promises.
Granted these are people that "think" they can afford their properties.

What type of leads do you want, from your list? Short sales, owner financing, loan assistance? Be a little more clear on what you are trying to accomplish, so we all can come up with an answer.
I like to market motivated sellers period. If it needs to be a short sale, subject to, wholesale, etc. this can be determined when meeting and viewing the property.
I this statement is incorrect please correct my thought process.

You will have to get in the mind of your prospects in order to get a good response. If you are mailing to NOD then you will have to determine what is most important, and incorporate that into your marketing.
The best way to find out, what homeowners in your area would like, is to interview the ones that contact you. Different areas have different trends. The trends are determined by the type of marketing that is going around.
For some people, having a quick sale is important, and they are not worried about getting money. Others may want a quick buck. You will have to determine which of the two is more abundant and target them. These are two concepts you can build a marketing mailer around.
Is it for birdogs in the UK or US?
