NOD Listing At County Record

Hi,
If a property home owner does not pay mortgage for June,July and August, does this mean the property will show up in all three months in the NOD listing? or it only show up only once in June?

    It's only going to show up once when the bank records it at county office. Generally after 3 months of delinquency. In your case it would be in September.

    thanks for the clarification.
    when is the best time to contact the seller?
    says today is 7/21, should we target seller with NOD two months ago, or the seller with NOD file yesterday?
