Like everyone else, I'm looking for motivated sellers. My focus is on lease-purchase and tenant/buyers. The "I buy houses" have become the popular trend but in my farming area they are strictly prohibited and many have been given fines for posting them. Any other cost effective means come to mind? My local paper has a number of investors who run the same ad in print form and looking for a unique way to stand out from the pack. Any suggestions would be greatly appreciated.
Get an ad in the paper. When these guys start calling on the ads, they go right down the list and call everybody.
I sellers are calling these ads then you will get your share.

I went with personalized Letters and Post Cards... Getting great results....
The only advice I can offer is be unique..do not look like all the rest....

Are you sending out to only a certain group of owners? i.e. Lis Pendens
When you say "personalized" what do you mean? I just recently started out on letters instead of postcards and I am awaiting the resilts.
Think flyers delivered to farm area homes would be cheaper than postage. Don't know about response rate. Found a company in my area who will print and distribute for 6 cents a page per thousand. That's only $60 per thousand, vs. 23 cents for postcards ($230) or 37 cents for envelopes ($370). Even at 15 cents per sheet it's still cheaper than mailing and I wouldn't think require a mailing list.
Anybody else have input on this? I looked in "printers" and "distributors" in the yellow pages. I asked each print house if they also did distribution. Another suggestion one lady gave me was to put an ad in the paper for distributors in the local area, 5 cents per page. That of course would not include your print costs, 6 to 8 cents per page depending on type of paper, colors of ink, sides of flyer (one or two).

I agree with thomasgsweat. You could also put your type in bold and put it in a black border. Anything to make it stand out. That way they will be more likely to call you first.

I have often wondered about having a nice friendly picture of yourself on the material. There must be a reason why realtors and lawyers always have their picture in the yellow pages and on their cards. Must admit that I am a sucker for the friendly looking person when I am scanning the yellow pages.

lawyers may look sweet on the outside but alot of them are evil on the inside. if you have the bucks maybe consider a billboard with your face on it, and "i buy houses" underneath. you could also try putting bandit signs outside of your farm area i.e. on the way into your town but outside of your jurisdiction. i try not to get discouraged when people complain about my signs, and i think of it this way if i get one deal out of them then it will pay for more then enough fines. hope this helps JEB.
If your placing ads in the paper, they go by alphabetical order, so I put;
CASH
We buy houses
bla bla bla
call xxx-xxxx
That puts me at the top of list, when they start calling down the list.

Have you actually done this, paid $100? I ask because of your earlier question.
$100 for 500 seems pricey to me. That is 20 cents per flyer, not including printing costs.
I have never advertised on pizza boxes for several reasons, but primarily because I consider it a fairly unfocused approach (meaning the pizza may go to apartments, dorms, people that have no desire to sell their houses, etc.).
I haven't paid anything yet, I'm still gonna find out if the owner wants to do this or not, if so, I'm just trying to get a good price to offer.
Also, this pizza shop is smack dab in the middle of a nice area, houses that go for 90k-170k maybe even more. Only one apartment complex thats close. But even it can have some people that know those in foreclosure and give them the flyer.
When I get more money I'd like to start a constant campaign of doorhangers and postcards to those houses nearby. But I only want to do that when I know I can keep hitting up the same areas at least twice a month, maybe more.
Many here in jersey have the magnetic signs on their cars.."i buy ugly houses" and actually there is a board member on south jersey investors board that actually got this obnixious paint job ..yellow red, etc on his car.. I BUY HOUSES.....
The other big thing here is placemat advertising that you pay for ad space and your message with others gets printed and put in diners/etc.
something else to consider... do you have local penny saver magazines... you can adv. in them cheaper, and also if they have "advertising mail packages" in your area..you know the ones with twenty coupons, it's probably inexpensive there....

That is dirt cheap, around here the cheapest I have found is about 12 cents, the average is about 15 cents for somebody you trust to actually deliver them.
What about if you get permission from the property owners, then can you post signs???
For over 20 years I have put a picture on all business materal, (not because I look so great) but because people keep them, some for years. I have made over $5,000 because a PMI company had my business card in their roll a deck for over 3 years. I do a lot of relocation business and people feel they know me. Pennies in the first sale, Dollars, in followup sales. You just never know where your next lead or buyer may come from.
