Newbie Needs Help

Good morning,

I have received my first call back from my mailing to lis pendens. I am extremely excited but nervous at the same time. It is a very nice home in an expensive part of Westerville. ( OH ) Anyway, my question is, does anyone know exactly what I ask the sellers when I call them back? ( they left a voicemail on my phone) Houses in the area are going for about 300000, and according to my research they purchased the property back in 2001 for 210,000. I really want to get this deal under way, and would appreciate any guidance from the more experienced investors.

    I would simply set up a meeting.

    Find out what they would like to do!

    If you sell the property what do you, plan to do?
    If you do not sell the property what do you plan to do?

    This will help to determine motivation and what type of deal you can do with your customer.

    before you go see them make out a check list of all questions that need to be answered so you do not forget. ask them to pull out all info regarding the house and be ready for you to examine. find out what their primary need is...it will probably be to stay in the house. this will be a key to how motivated they are.
