Newbie Needs Help Foreclosure Contracts
I am a newbie and appreciate all the help I am getting. Although I have not made a deal yet, I feel confident about getting there. This site is fantastic!!
I am starting to build my network and pipeline of potential deals.
I have a list of foreclosures to call or visit. (I am not sure which to do yet.)
I now also found a wholesaler who will spilt a commision with me for the homes I get under contract. He can get them turned in 3-7 days.
However, I don't have contracts to give out if someone said yes. I also don't know how to get the deed signed over to me or my LLC. Is this also a contract?
Any advice would help.

Charlie,
Have tried to go back to this whole seller/flipper to see if you can work with him? You might want to begin working with a couple people first before you attempt to take down deals on your own.

Thank you for the putting that nicely. I see all of the pieces or at least most of them. I am a bit anxious to start making money at this point. I have been working very hard for the last two months and have not seen any financial results yet. I would like to make something happen already.

speaking from my own personal experience I would say to keep in mind that these things take time. If it was easy everyone would be doing it. At the same time keep your head up and keep pushing forward.

I am a newbie in the foreclosure market. I would like to know is there a site that offers pre-foreclosure and foreclosure listings for free or a nominal cost. If so, please let me know A.S.A.P.
Thank you
I get all my contracts from a book called 301Legal Forms & Agreements. Everything you talked about is in there.
