Newbie Here... Have A Question For You Experienced Folk...

I've seen it talked about and refered to many times. Just what exactly is a wholeseller, and where might I find one? confused My partners and I live in the Chattanooga area and have 4 properties in the works (2 ready to close after the holidays, that is IF they ever end.. lol) and one of them might be better if it were just turned around and sold/flipped making a modest amount of money.
What must I do to find a wholeseller to offer this property?

    Sounds like you already know what a wholeseller is. They buy property to resell to other investors. They actually usually only get it under contract and do not close themselves. I do not know any where you live but this forum may produce one for you. I have found one in the newspaper in an ad that sais cheap property for sale or had several ads over time for property for sale. You may look at REI clubs in your area too. All you have to do is make the property available for sale at a great price and wholesellers will find you.

    A wholesaler is someone who finds property at discount rates and resells them after adding a little profit onto the price. He does not rehab them. He just buys them and resells them at discounted (wholesale) prices.
    In the scenario that you mention, you would actually be the wholesaler. You bought a piece at a discount, and are willing to sell it to someone else to do the rehab. Just place an ad in the paper telling the reader what you have. You will get more phone calls than you need. Good Luck!

    I'm west of Nashville, but I'm not sure where Christiana might be. Are you working in the Nashville market or in the outlying areas?

    hi diane. goodlets. is nice i lived in hendersonville on the lake in the indian lake area it was beautiful there i moved after my wife passed of cancer in '92 but i still luv the area. i think it is about the best in the state. kenmax

    So are you Central Tennessee guys in a REI group? If so, is it even remotely near Chattanooga? I could probably talk the partners into coming up for something like that.

    Kenmax, I actually live on Lookout Mtn.... and you're correct my friend, it's some beautiful country. Too bad it's about to start booming. New golf course communities and proposed State Park expansion has caused the property tax to nearly triple recently.
    Oh well...

    not a "group" that i am a aware of in my area. i play in my "playground " by my self. i have bought and sold many properties in the past and built myself a small realestate "empire" . the one thing that i had not planned for happened.....my wife died of cancer. the short story is i then lost everything. that was 10 years ago. it has taken me this long to "revamp" mentality. what has brought me back to realestate is that i luv it.
