New Way Of Investment
Hi, I work with real state investment in Brazil. I know the local market here very well, but I don´t know anything about the U.S. real state market, so my questions are:
Usually, how much (in %) a renter have to pay for, let´s say, for a 100K-200K place? (commercial or residential). The second question is: Is it possible for a company wich takes care of real state rental in U.S., to share some of the monthly fee that is charged from the owner?
And finally, Is it possible for a foreign investor, or a foreign company, to buy a real state (for investment purpose) in a long term mortgage?
Well, that´s it for now, I´m asking this questions because, as far as I know, the U.S. real state market can be way more interesting for investors, than our local market... Any information, or indication, are welcome!!! Thanks a lot!!!
(I´m sorry about any grammar mistakes, english is not my native language...)

Welcome, gusgus! We are happy to know you. I can not answer your questions, but I have friend who is a mortgage broker, or loan officer, and he speaks Portugese fluently. He might be able to help you, and I am sure he would enjoy talking to you. If you want to speak to him or email him, you can send me a "private message", or leave me a message here and I will send you his email. Good luck! - Zach
Thanks a lot!! I sent you a private message, did you get it?
I did get it, and I sent you my friend's email earlier today. If you did not receive the private message I sent, tell me. Zach
I invest in real estate here in the states and actually am interested in investment in Brazil. Where would be a good place to look into this.
With regards to your questions. Are you asking what the typical monthly lease payments and terms are for commercial/residential tenants. If so, this is usually controlled by the market. The landlord and tenant needs to plan appropriately for there loan size and payment based on real cost of the project, upkeep, TI's, and what market rental rates are.
And yes management companies can share in the rental income with the owner.
Please advise me on what where I can learn more about RE in Brazil.
Regards,
David.
David, first of all, thanks for your help! I´m sending you some more especific information in a private message, because it´s a little bit big to put in here.
Gustavo.
